Foundation Settlement in NJ
Challenge
The Bayview Condominium is a community located in Highlands New Jersey in Monmouth County. The property owners observed a two-story framed structure built in the mid 1970s with noticeable settlement in the condo’s foundation. In late 2012, super storm Hurricane Sandy washed out most of the soil from underneath the condo, causing the foundation to sink a total of 8 inches. The damage to the condo was easy to see and quickly raised a major concern to the family and the homeowner association. The damage was beyond repairable.
Solution
Quality 1st Basement Systems was able to rebuild and restore the condo’s foundation back to it’s original condition. Quality 1st installed (6) six SmartJacks and (8) eight Foundation Supportworks Model 288 Helical Piers™ around the foundation. The 6 SmartJacks were installed to replace the lost support on the beams of the home. Helical piers were installed 7 feet into the ground and were able to achieve the required capacity needed to support the foundation. Quality 1st then formed and poured new footings, rebuilt the block wall and set the house on the newly rebuilt wall. The Quality 1st crew was able to install the eight (8) helical piers and (6) six SmartJacks in just 3 days. After the installation of the Helical piers and SmartJacks, the residence was restored back to its proper positioning. The lawn and landscaping around the home were left in excellent condition. Overall, the homeowners were extremely pleased with the results as well as the efficiency and cleanliness of the Quality 1st Basement Systems team. They couldn’t believe that such major storm damage could be repaired so well.
