The Pointe at Galloping Hills
Challenge
The Pointe at Galloping Hills is a 403 unit condominium community located in Union, New Jersey. The property owners observed noticeable settlement in a condo’s foundation. Doors were no longer able to open and close, and the slab was pulling away from the framing as much as 4 inches. As the gaps continued to widen, the necessity to solve the problem became immediate as it was noted that the utilities were located in the area of settlement which could create additional problems with the building’s electric and utility lines.
Solution
Quality 1st Basement Systems stabilized and lifted the settled area of the condo by installing 10 Push Piers. While preparing the footing for bracket installation, the crew encountered extremely oversized and separated footings. The crew temporarily supported the footing with shoring and lifted it with small jacks up toward the foundation wall and then shored it up against the foundation wall per the engineer’s design. Quality 1st used Foundation Supportworks “L” shaped brackets and Push Pier system to drive the piers into the earth to suitable soils to handle the weight of the foundation, in turn creating a safe, stable foundation. The piers were installed in just 2 days with the project complete in 4 days.
The installation resulted in smoother doors and window operation and the foundation was raised 2 ¾” back toward a level position. The lawn and landscaping around the home were left in excellent condition. The homeowner was extremely pleased with the results as well as the efficiency and cleanliness of the Quality 1st Basement Systems crew.
