Runaway Beach Condominium Association
Challenge
Super Storm Sandy was an immense storm which ruined homes, buildings, and businesses along the Jersey Shore in the fall of 2012. The Runaway Beach Condominium Association in Sea Bright, N.J. was left devastated following the hurricane last October. Many areas of the condos had signs of foundation settlement, such as drywall cracks as well as major failure of timber pilings and concrete walls. Fortunately, while some of the destruction was non-repairable, what was left had a chance to be saved and repaired. The condominium association was faced with the decision to knock down the entire structure or salvage and repair it.
Solution
After carefully reviewing their options, the Runaway Beach Condo Association decided to remedy their foundation issues using twenty-six (26) Model 288 Foundation Supportworks Push Piers along with five (5) Foundation Supportworks helical piers to support the building. Thirteen push piers were installed along three (3) sides of one building with eight (8) of them spaced at 4 ft., two (2) of them spaced at 2.5feet and the last three (3) spaced 3 ft. each. The additional thirteen (13) push piers were placed along another building using identical measurements. The soil was excavated away from the walls and L-Shaped brackets were positioned against the condo’s footing. Steel piers were then driven through the bracket to a competent load-bearing strata. The five (5) helical piers were then installed to complete the job.
As a result of the helical and push pier installations, the foundation was stabilized and lifted. The area around the foundation was backfilled and graded back to level. In just 7 days the Quality 1st team was able to install a total of twenty-six (26) push piers and five (5) helical piers. All cracks in the walls were cleaned and sealed neatly, and the entire job was completed in just one week.
