Penny Point Park Apartment Project/Egg Harbor, NJ Ellisdale Construction is the General Contractor

Challenge

Ellisdale Construction was contracted by the owner to make capital improvements for the new owners of the Penny Point Park Apartment complex in Egg Harbor, NJ. During the process of their work, Ellisdale discovered a water problem in the crawl spaces of several buildings. After an extensive search for the right contractor to handle the crawl space repairs, Ellisdale Construction was sure that Quality 1st Basement Systems was the best and only contractor that could handle the large amount with the best products available. Ellisdale was under strict time constraints and needed a reliable expert who could stay within their time-line and who would warranty the project. Half of the Quality 1st Basement Systems sales team made the trip down to Egg Harbor and inspected 7 buildings, totaling 48 units, in a single day. While on site, the team learned that Ellisdale was also struggling to find a reliable contractor who could handle building 102 new decks, 4 new dumpster enclosures, and install over 90 front entry rails for the units handicapped residents. Quality 1st Basement Systems contacted project managers from their sister company Quality 1^st Contracting to look over the additional work. Quality 1st Contracting and Quality 1st Basement Systems each submitted proposals in less than two days and shortly after began the work.

Solution

To meet the time constraints, Quality 1st Basement Systems’ Basement Waterproofing division completed the work with 5 fully-staffed teams and completed the crawl space encapsulations and waterproofing of the crawl spaces in less than a week! The Quality 1st Basement Systems teams installed the CleanSpace encapsulation system with an EZFlow drainage system, SmartSumps, vent covers, and SaniDry CX dehumidifiers in each unit. Since the work has been completed, the crawl spaces are dry and the relative humidity has been drastically reduced from 75%-83% down to 55%.

The Quality 1st contracting team went right to work on dumpster enclosures and quickly installed footings, and completed the concrete flat work. Our masonry team then installed the block work and brickwork. Quality 1st Contracting Foundation team installed EZPost Helical deck piers to be used as the footings. The framing team was able to frame on the piers immediately after the installation because there is no setup time for concrete. The framers then framed the decks and completed up to two buildings a day. The team also installed the front entry stoops and completed the deckings, stairs, and trim boards.

Upon completion of the project, Quality 1^st was able to complete four major projects for Ellisdale Construction within the allotted project time, provided excellent quality of work, and kept the new owners of Penny Point Apartment Complex completely satisfied! Ellisdale then soon contracted Quality 1st for work at a second project in Jersey City, NJ.
